At the start of the summer, Rightmove reported that lockdown caused a change in the types of properties renters are looking for, with the biggest change being the desire for access to a garden. That’s a trend we’ve seen carry on at Marsh & Parsons: whether applicants want a garden, a roof terrace or balcony, outside space has become increasingly popular for many prospective tenants.
“In Tooting, outside space has become the number one key requirement for tenants,” says Matthew Huggins, Senior Lettings Manager at Marsh & Parsons Tooting. “This is due to a lot of tenants working from home: the uncertainty around how long the current situation will continue for means that people want to prepare for next year.
“As a result, the importance of outside space has grown exponentially – for example, we recently had a two-bedroom garden flat on Dafforne Road receive six competing offers in 24 hours.”
