The latest update on the Tooting sales market

Given the backdrop of the ongoing lockdown, we thought that it would be useful to provide an update on what we have experienced in the Tooting sales market so far this year.

We are pleased to report a positive start to 2021; there has been strong activity across our 32 sales offices in the capital and the story is no different in Tooting.

“At the moment it’s everybody’s market,” says John-Paul Burrough, who manages the sales team at Marsh & Parsons Tooting. “There’s plenty of opportunity for buyers and sellers alike.”

“Buyers currently have an amazing opportunity to choose between lots of different borrowers, and on top of that many of them are either paying a smaller amount of stamp duty, or none at all. Interest rates are also really low, proving that the property market is still a fantastic long-term investment.”

These positive buying conditions, plus the fact that many want to change their living environments after spending most of 2020 at home, mean that substantial numbers of new buyers are registering their interest. Traffic on both Rightmove and the residential sales pages of the Marsh & Parsons website was up c30% year on year in January, a significant uplift.

Healthy levels of interest have led to positive results for sellers in Tooting. “We’ve sold 23 properties at, on average, 98.2% of the asking price so far this year, with four going at over asking price. To give you an example, a price we achieved on Tooting Bec Road, SW17 beat the previous record for the street, which we had also set ourselves. The property completed at over the asking price and the seller, who had already worked with us before, was delighted.”

We were able to achieve such a great result for this seller due to our inter-connected office network, explains John-Paul. “In this instance we had interest from multiple offices across our network, which consistently enables us to achieve great results.”

That means your property is advertised throughout our 32-strong office network, and in south London alone there are 17 negotiators who all have access to an open register of properties to find any buyer their perfect property and every client their buyer.”
