What is the shape of the Tooting Lettings Market in 2021?

What is the shape of the Tooting Lettings Market in 2021?

In this month’s guest blog, the team at Marsh & Parsons Tooting give advice on the current shape of the lettings market in Tooting.

As 2021 gets underway, we wanted to provide you with an overview of the key trends that we are experiencing in the Tooting lettings market.

Across our wider London network, the current volume and quality of properties on the market is fuelling applicant interest to the point that demand continues to outstrip supply. Marsh & Parsons’ applicant numbers are currently in excess of where they were last year; an encouraging figure setting the tone for the beginning of 2021.

Matt Huggins, Marsh & Parsons Tooting Lettings Manager, says plenty of his clients are making changes to their living situation as a result of last and this year’s lockdowns. “At the moment I’m most commonly working with couples who are moving into their first home after living together during lockdown.”

“One and a half to two-bedroom properties are currently in extremely high demand with our clients, as are properties with gardens. The majority of people are working from home and want to be able to separate the office from their personal lives when it comes to the weekend and out-of-office hours, which the extra space allows them to do.”

This well-presented top-floor maisonette on Glasford Street, SW17 has three bedrooms and is moments from Tooting Overground station.

These applicants are proving to be very motivated once they have found a desirable property. “To give you an example, we recently let a property on Isis Street to a lovely couple who already lived locally. They snapped it up for three years straight as they wanted to make it a home. This was also a great result for the landlord as they were looking for a long-term tenant.”

“We also had a property on Idlecombe Road go on the first viewing at asking price to a corporate couple. They had been looking all over London and when they saw this property, they were willing to pay over their initial budget in order to secure it.”

This bright and spacious three-bedroom flat on Tooting Bec Road, SW17 is presented in fantastic condition throughout.

The high levels of applicant interest may be explained by the rollout of the Covid-19 vaccination in the UK. People are still cautious, but they are less so than at the start of the pandemic and many are looking to improve their living environments after spending the majority of 2020 at home. It’s an exciting time to be moving or letting your property in Tooting, so if you would like to discuss either in detail, and see how we’re operating safely in the current climate, please do get in touch.
