The Tooting Sales market is moving fast!

We are pleased to report that the arrival of spring has coincided with an exceptionally active sales market in Tooting and the rest of London.
The good news is that it’s a market for everyone: buyers and sellers alike are enjoying favourable conditions, making it a brilliant time to move. Buyers have a healthy selection of available properties to choose from: the amount of stock we are marketing across London is up 60% year-on-year and in the last month alone Marsh & Parsons listed double the number of properties than we usually would in March.
John-Paul Burrough, Sales Manager at Marsh & Parsons Tooting, explains that he is encouraging any prospective buyer to begin their search. “As well as an excellent selection of properties to buy, interest rates are incredibly low and the Stamp Duty Holiday means that some buyers aren’t having to pay any at all, which is fantastic. It’s only going to get more expensive from here; I’d say that now is definitely the time to buy if you’re considering it.”
Plenty of buyers are doing just this, which is great news for sellers. The final week of March was Marsh & Parsons’ best week of the year for registering new buyers, meaning that there are plenty of interested parties ready to view properties. These applicants are proving to be highly committed. In fact, a desire to take advantage of the excellent buying conditions mentioned above has led to the business having the best month for agreeing sales in seven years. Homeowners considering making a move can be assured that, with the guidance of the right agent, their property is extremely likely to get healthy levels of interest and achieve a favourable result.
John-Paul says that M&P Tooting is currently very busy. “In March, M&P Tooting exchanged eight properties. Two of these went at over the asking price. On average, we’re selling properties at 98% of the asking price, which is fantastic.
“Our interconnected office network has allowed us to take full advantage of the current market conditions. We have seven branches across south London alone, and the negotiators from every one of these offices are encouraged to sell your property.
“We have a meeting every morning to discuss the south London market and to ensure that everyone knows about every single property we have on our books. The beauty of this is that you have the experience and local knowledge of 17 negotiators behind the sale of your property, and negotiators can bring buyers from different areas to view it, which in turn has a positive effect on price and a tailored service for all.
“I think that the results of this business model really speak for themselves. For example, we recently took on a property on Otterburn Street that had been on with another agent for months with no offers and we agreed an offer in under three weeks at the full asking price. Another house on Mandrake Road had hardly any viewings with another agent, but we had it sold in three weeks for 97% of the asking price. The vendor was absolutely delighted!”
